Mountain View Adventures granted council approvals
Josh Kammerer now has all the signatures he needs from the Sundance City Council to proceed with his starter home subdivision on the southern end of town.
Under the name Mountain View Adventures, the subdivision is planned for the intersection of Black Buttes Road and 21st Street and will host nine lots in two different sizes, each one bearing a "starter home".
The first approval Kammerer needed at Tuesday's meeting was on an agreement for a cost-share deal to install the necessary infrastructure for the subdivision.
In exchange for the 240 feet of new sewer infrastructure that Kammerer will install for the nine lots, the city agreed at last month's meeting to waive the tap fee on those lots.
A water line already exists to the proposed site, though a sewer main will be required.
"Truthfully, he's doing us a favor by extending further than he probably has to," commented Mayor Paul Brooks.
This comment reflected his approval of the deal at last month's meeting, when he noted that there are septic tank owners in that part of town who may wish to tap into the city system in the future, which this additional infrastructure could help with.
The lots are relatively small, which the council addressed when the subdivision idea was first presented to them. In the past, said Brooks in June, this might have been a problem – but not now that the city is experiencing a housing shortage.
"For many years, we've had kind of a hard and fast approach to what we would take for housing and for many years we haven't got housing," he said.
With approval already in hand from the Land Use Planning committee on a variance for the two smallest lots, the council also gave its blessing.
Finally, as the meeting drew to a close, the council also approved the plat before convening to add their signatures to the now-official document.
